6. That the developer design and construct any portions of the <br />south one-half of Be~nal Avenue which are not planned to <br />be constructed by th City in conjunction with the Railroad <br />Consolidation project or the Bernal Avenue-Sunol Boulevard <br />C.I.P. i <br />7. That the developer b~ advised that Alameda County Flood <br />Control - Zone 7 int~nds to widen and improve the <br />existing flood control channel between the Southern Pacific <br />right-of-way and the ,development as a future project. This <br />widening would require the dedication or taking of the <br />existing 40 ft. wide 'City parcel adjacent to the channel. <br />In order to develop the 40 ft. wide parcel as part of this <br />project, the developers shall coordinate with Zone 7 <br />on the design of a piped storm drain system in lieu of <br />an open ditch system; pay their proportionate share of the <br />cost of the design and construction of the piped system, <br />if any, and meet any of the applicable requirements of the <br />Department of Fish and Game or shall provide an alternate <br />plan to the City for drainage. <br />8. That the developer design and construct fencing or a <br />masonry wall along the east and south property lines of <br />this development unless waived by the City Engineer. <br />9. That a water main be designed and installed by the developer <br />in the proposed 84 ft. wide street. Size to be determined <br />by the City Engineer. <br />10. That a sewer main and drainage system be designed and installed <br />by the developer in the 84 ft. wide street from Bernal Avenue <br />to the south property line of this development. Sizes to be <br />determined by the City Engineer. <br />11. That the existing 21 KV overhead power line adjacent to <br />and parallel with the flood control channel be undergrounded <br />to the satisfaction of the City Engineer. <br />12. That the developer pay an in lieu fee for a portion of the <br />cost of a traffic signal at the intersection of Bernal Avenue <br />and the proposed 84 ft. wide street. The developer's pro- <br />portionate share shall be determined by the City Engineer <br />based on projected traffic volumes. <br />
