PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2469 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING APPROVAL OF CASE PUD-84-3 <br />AS FILED BY LEE AMARAL <br />WHEREAS, Lee Amaral has applied for PUD (Planned Unit Development) <br />zoning and development plan approval for an eight <br />unit multi-family residential project on an approximately <br />0.28 acre site at 404 St. Mary Street (southwest corner <br />of St. Mary Street and Peters Avenue); and <br />WHEREAS, zoning for the property is R-1-6500 (Single-family <br />Residential) District; and <br />WHEREAS, at their duly noticed public hearing of May 9, 1984 <br />after considering all public testimony, relevant exhibits <br />and recommendations of the City staff, the Planning <br />Commission recommended approval of a negative declaration <br />for this project; and <br />WHEREAS, PUD-High Density Residential zoning conforms to the <br />General Plan land use for the subject site. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of case PUD-84-3, application <br />of Lee Amaral for PUD zoning and development plan <br />approval for an 8 unit apartment complex proposed <br />for the approximately one quarter acre parcel located <br />at the southwest corner of Peters Avenue and St. Mary <br />Street subject to the following conditions: <br />That the development be <br />on the development plan, <br />the Planning Division. <br />substantially as shown <br />Exhibit A, on file with <br />That in order to help replace the large existing <br />trees which will be removed in conjunction with <br />the development of the site, the applicant shall <br />plant a minimum of 4 specimen trees on the property. <br />These trees shall be included in the final landscape <br />plan called for in Condition No. 22 of the Standard <br />Conditions of Development. <br />That an electrolier be installed on Peters Avenue <br />in front of the subject property at full expense <br />to the developer. <br />4. That a new water service be installed from the <br />18" water main in Peters Avenue unless otherwise <br />approved by the City Engineer. <br />
