UP-84-27 <br />1. That the development be substantially as shown on the <br />site plan, elevations, and landscape plan, Exhibit A, <br />on file with the Planning Department. <br />2. That approval of this use permit does not constitute <br />approval of any signing for the development and if <br />signing is desired, it shall be submitted to the City <br />under separate application. <br />3. That approval of the sales office is granted for a period <br />of one year at which time the proponent must reapply for <br />an extension. This may be done administratively and does not <br />need to be resubmitted to the Planning Commission. <br />4. That all trees used in the model home complex shall be <br />a minimum of 15 gallons in size and all shrubs a minimum <br />of 5 gallons. <br />5. That a burglar alarm system shall be installed in the model <br />home complex, said system to be approved by the Police <br />Department prior to installation. <br />6. That no flags, banners, pinwheels, pennants or similar <br />attention attracting devices shall be utilized in the <br />complex. <br />7. That the developer shall post an aerial photo or alternate <br />illustration acceptable to the Planning Division in the <br />sales office showing types of facilities and land uses <br />surrounding the complex. <br />8. That signs shall be posted in all model homes advising <br />all prospective buyers of those features which are <br />optional and are not included as part of the purchase price. <br />9. That the developer shall call for final building inspection <br />by the City prior to any model homes being closed for sale. <br />10. That exterior lighting be provided for the complex, the <br />number and types of lights to be approved by the Police <br />Department. <br />11. That the developer shall install street trees in accordance <br />with City standards prior to the use of the models. <br />
