10. That the developer submit a refundable cash bond for <br />- hazard and erosion control prior to approval of the <br />final map. The amount of this bond will be determined <br />by the City Engineer. (Approximately $100 per lot - <br />$2500 minimum.) <br />11. That the developer (subdivider) may file multiple final <br />maps prior to the expiration of the conditionally approved <br />tentative map for this development; provided, however, <br />that each such final map filed shall provide for all normal <br />and reasonable public improvements required by the City to <br />serve that portion of this development to the satisfaction <br />of the City Engineer. <br />12. That the developer grant an easement to the City over <br />those parcels shown as public service easements (P.S.E.) <br />and which are approved by the City Engineer or other parcels <br />which may be designated by the City Engineer. <br />13. That approval of the design for the line, grade, and <br />structural sections for the streets serving this develop- <br />ment be withheld pending final engineering design and <br />review by the City Engineer. <br />14. That vertical P.C.C. curbs and gutters be constructed <br />within this development unless otherwise approved by the <br />City Engineer and that the curb and gutter be poured mono- <br />lithically with the sidewalk when the sidewalk is adjacent. <br />15. That all existing wells, septic tanks or holding <br />tanks on the site be properly sealed, filled and abandoned <br />prior to the start of grading operations unless Zone 7 <br />retains specific wells for observation wells, or <br />special approval is obtained from the City Engineer for <br />temporary use of an existing well for construction water. <br />Any wells designated for abandonment or any wells encountered <br />during construction, are to be destroyed in accordance with a <br />permit obtained from Zone 7 by calling (415) 443-9300. <br />16. That the developer pay the applicable Zone 7 and City <br />connection fees and the meter cost prior to Council <br />approval of the development for any water meters <br />(irrigation meters) not directly related to a building <br />permit. <br />17. That prior to City acceptance of the public improvements <br />which will be constructed to serve this tract, the <br />developer shall participate in the improvement of <br />drainage facilities in the vicinity of Vineyard Avenue/ <br />Ewing Drive/Mavis Drive, to the satisfaction of the City <br />Engineer. This is to resolve the existing drainage <br />problems and to accommodate the additional drainage from <br />the proposed development of Tract 5333. The extent of <br />this participation shall be determined by the City Engineer <br />and defined in the subdivision agreement prior to City <br />Council approval. <br />
