EXHIBIT "A" <br />RESOLUTION N0. 2386 <br />November 9, 1983 <br />1. That the development be substantially as shown on the drawings <br />for case UP-83-47 on file with the Planning Division. <br />2. That approval of the sales office is granted for a period of <br />one year only at which time the proponent must reapply for an <br />extension. This may be done administratively and does not <br />need to be resubmitted to the Planning Commission. <br />3. That all trees used in the model home complex shall be a <br />minimum of 15 gallons and all shrubs a minimum of 5 gallons <br />in size. <br />4. That a burglar alarm system shall be installed in the model <br />homes, said system to be approved by the police department <br />prior to installation. <br />5. That no flags, banners, pinwheels, pennants or similar <br />attention attracting devices shall be utilized in the` <br />complex, and that any signing for the project be <br />submitted to the City under separate application. <br />6. That the developer post an aerial photo, or alternative <br />illustration acceptable to the Planning Division, in the <br />sales office showing the types of facilities and land <br />uses surrounding the complex. <br />- 7. That signs be posted in all model homes advising all <br />prospective buyers of those features, which are optional <br />and are not included as part of the purchase price. <br />8. That the developer call for final building inspection <br />by the City prior to any model homes being closed for <br />sale. <br />9. That exterior lighting be provided for the complex, the <br />number and type of lights to be approved by the police <br />department. <br />10. That the developer install street trees in accordance with <br />City standards prior to the use of the models. <br />11. That the developer submit an improvement drawing to the City <br />Engineer for review and approval prior to the start of con- <br />struction. This drawing shall show both temporary and future <br />utility locations including the landscape irrigation system. <br />12. That the developer provide adequate emergency access to the <br />site at all times prior to and during construction. <br />13. That the developer secure demolition permits and remove the <br />four existing foundations at and near the site prior to the <br />issuance of a building permit for the models in the complex. <br />14. That the model home complex shall be moved one lot to the <br />north and the model with the sales office shall be located <br />on Lot 23 so that it is at least 200' from any existing dewelling <br />as required by 52-10.23 of the Zoning Ordinance. <br />
