PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2393 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RECOMMENDING APPROVAL OF A DEVELOPMENT AGREEMENT <br />BETWEEN CALLAHAN-PENTZ PROPERTIES AND THE CITY OF PLEASANTON <br />CONCERNING THE HACIENDA BUSINESS PARK AS GENERALLY FILED UNDER <br />CASE PUD-81-30 <br />WHEREAS, Callahan-Pentz Properties has applied for a Development Agreement for a <br />573 acre "business park" to include approximately 23 net acres of "garden" <br />offices, 62 net acres of general offices, 50 net acres of "mid-rise" offices, <br />47 net acres of industrial/warehousing, 273 net acres of research and development/ <br />light manufacturing, and 38 acres of retail commercial/financial development <br />with the remaining approximately 80 acres to be used for street and flood <br />channel right-of-way purposes, to be located on the east side of Hopyard <br />Road between the Arroyo Mocho and a point approximately 1400 feet south <br />of I-580 and extending east to the tracks of the Southern Pacific Transportation <br />Company; and <br />WHEREAS, under the proposed development agreement, the City would continue to have <br />discretionary design review approval of buildings within Hacienda Business <br />Park, including the right to require mitigations reasonably related to the <br />particular site under consideration. However, the City would not be able <br />to exercise such discretion in a manner which would materially interfere <br />with the development of the property for the uses and to the density and <br />intensity set forth in the PUD. Additionally, the City would still have <br />discretion to reasonably determine that the effects of the Hacienda Business <br />Park require further mitigation measures than required under case PUD-81-30; <br />and <br />WHEREAS, the proposed development agreement would lock in, for a period of 25 years, <br />the uses, height, density and mb:nsity set forth in PUD-81-30 and allowed <br />under the "Industrial, Commercial and Offices" land use designation of the <br />general plan. Changes could be made with regard to the local rules and <br />regulations governing the development to the extent that they do not materially <br />interfere with those uses and to the density and intensity set forth in <br />the PUD; and <br />WHEREAS, at their duly noticed public hearing of November 21, 1983 the Planning Commission <br />considered all public input, related exhibits and recommendations of the <br />City Staff; and <br />WHEREAS, the Planning Commission found the proposed development agreement to be in <br />conformance with the General Plan of the City of Pleasanton; and <br />WHEREAS, an Environmental Impact Report was prepared for the readoption of case <br />PUD-81-30. For this reason, no environmental document accompanied this <br />application. <br /> <br />
