That the development be substantially as shoryn on the <br />development plan, P•,xhibit A, on file ~•rith th~$ Planninc <br />Division except that lots 13, 14 and 15 shall] be comb'. <br />into one parcel and one of lots 1, 2, 3, or ~ shall be <br />removed caith the area of that removed lot beiing sprees( <br />among the remaining 3 parcels. In no case shall there <br />more than 21 lots total. <br />2. That no structure shall be constructed outside the <br />building pad area (the approximately 6,000 sc~. it. <br />area in which each house is.located) on lots 'i7 througl <br />15 and those lots on the T~•relve Oaks Drive cul-de-sac <br />with the exception of fences approved by the Planning <br />Division unless said structure is first approved by <br />the Planning Division with appeal to the Desugn Reviec <br />Board and is compatible with the site area. <br />3. That approval of this case is subject to all recom- <br />mendations contained in the report from Judd Hull and <br />Associates dated 4/16/81._ <br />4. That the structures and landscaping on lot 14 shall b <br />installed and maintained so as not to obstruct the <br />valley view from the Juhl home. The highest point of <br />any structure on lot 14 shall not exceed 528 it. in <br />elevations. <br />5. Tliat a PSE for use by emergency vehicles shall be pre <br />to connect the driveway to lot 13 across lot 14 to th <br />upper end of Deer Oaks Drive. Said P5E to be shown o <br />tentative map for the subject property with final des <br />and location subject to the approval of the fire Chie <br />and City Engineer. <br />6.
