EXHIBIT "A" PLANNING COMMISSION RESOLUTION N0. 2228 Case PUD-81-30-9D 1. That the development be substantially as shown on the site plan, elevations and landscape plan, Exhibit A, on file with the Planning Division. 2. That the traffic analysis required by condition number 2 of Ordinance No. 1040 (approving case PUD-81-30) shall be carried out to determine if any of the inter- sections listed in that condition will reach LOS E as a result of potential traffic generated by the building included under case PUD-81-30-9D. If LOS E may be reached at any of those intersections, construction shall be commenced on the facilities necessary to keep traffic levels at LOS D or better, or a building permit shall not be issued for the structure. 3. That a final landscape plan shall be submitted to the Planning Division for approval prior to issuance of a building permit. 4. That the colors of the building shall be submitted to the Planning Division for approval prior to issuance of a building permit. 5. That approval of case PUD-81-30-9D is subject to all conditions of approval of Ordinance No. 1040. 6. That the development shall meet all requirements of the Pleasanton Fire Department. 7. That the left-turn pocket in the West Las Positas Boulevard median shall be relocated, redesigned and signed to the satisfaction of the City Engineer. 8. That the developer submit a site development plan in accordance with the Survey Ordinance (Article 3, Chapter 3, Title II) and that this plan be approved by the City Engineer prior to the issuance of a building permit. 9. That the site development plan include all required information to design and construct site grading, paving, drainage and utilities. A-1
