PLANNING COMMISSION CITY OF PLEASATdTON COUNTY OF ALAMEDA STATE OF CALIFORNIA RESOLUTION N0. 2231 A RESOLUTION OF THE PLANNIPG COPU4ISSION OF THE CITY OF PLEASANTON.:APPROVING THE MITIGATED NEGATIVE DECLARATION PREPARED FOR TENTATIVE TRACT 4986, APPLICATION OF PONDEROSA HOMES ET AL WHEREAS, Howard Hans~,A. Mix and Ponderosa Homes have applied for tentative map approval for a proposed one hundred three lot subdivision of approximately 26 acres of land located immediately northeast of the junction of the Arroyo del Valle and the Arroyo de la Laguna; and WHEREAS, zoning for the property is R-1-6500 (Single-family Residential) District; and WHEREAS, at their meeting of October 13, 1982 the Planning Commission received a proposed mitigated negative declaration for Tract 4986; and WHEREAS, the Planning Commission has received and reviewed the Initial Study prepared and received the recommendation of the staff; and WHEREAS, a duly noticed public hearing was held on October 13, 1982 and thepublic was given the opportunity to comment on the environmental impacts of the proposed subdivision; and WHEREAS, the Planning Commission has reviewed the potential impacts in accordance with the applicable state and local guidelines governing the preparation of negative declarations and environmental impact reports; and LVHEREAS, the Initial Study prepared by the City staff indicated there would be potentially significant impacts upon the environment by approving the proposed subdivision and Negative Declaration for this case. iVOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWIDIG: Section 1. The Planning Commission 'finds that based upon the review of the Initial Study and the testimony and documentary evidence presented at the public hearing that there might be significant adverse effects on the environment as a result of approval of the proposed residential subdivision but that conditions imposed in project approval would reduce any significant effect to an _._ insignificant level.
