PLANNING COMMISSION <br />CITY OF PLEASATdTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2231 <br />A RESOLUTION OF THE PLANNIPG COPU4ISSION OF THE <br />CITY OF PLEASANTON.:APPROVING THE MITIGATED <br />NEGATIVE DECLARATION PREPARED FOR TENTATIVE TRACT <br />4986, APPLICATION OF PONDEROSA HOMES ET AL <br />WHEREAS, Howard Hans~,A. Mix and Ponderosa Homes have applied <br />for tentative map approval for a proposed one hundred <br />three lot subdivision of approximately 26 acres of land <br />located immediately northeast of the junction of the <br />Arroyo del Valle and the Arroyo de la Laguna; and <br />WHEREAS, zoning for the property is R-1-6500 (Single-family <br />Residential) District; and <br />WHEREAS, at their meeting of October 13, 1982 the Planning <br />Commission received a proposed mitigated negative <br />declaration for Tract 4986; and <br />WHEREAS, the Planning Commission has received and reviewed the <br />Initial Study prepared and received the recommendation <br />of the staff; and <br />WHEREAS, a duly noticed public hearing was held on October 13, 1982 <br />and thepublic was given the opportunity to comment <br />on the environmental impacts of the proposed subdivision; <br />and <br />WHEREAS, the Planning Commission has reviewed the potential <br />impacts in accordance with the applicable state and <br />local guidelines governing the preparation of <br />negative declarations and environmental impact reports; and <br />LVHEREAS, the Initial Study prepared by the City staff indicated <br />there would be potentially significant impacts upon the <br />environment by approving the proposed subdivision and <br />Negative Declaration for this case. <br />iVOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWIDIG: <br />Section 1. The Planning Commission 'finds that based upon the <br />review of the Initial Study and the testimony and <br />documentary evidence presented at the public hearing that <br />there might be significant adverse effects on the environment <br />as a result of approval of the proposed residential <br />subdivision but that conditions imposed in project <br />approval would reduce any significant effect to an <br />_._ insignificant level. <br />
