<br />24. That any existing assessment district, which the <br />property may be subject to, be cleared prior to <br />the approval of the final map or the developer <br />will cause a segregation to be completed in <br />conjunction with the final map. <br />25. That the developer submit a refundable cash bond <br />for hazard control prior to approval of the final map. <br />The amount of this bond will be determined by the <br />City Engineer. (Approximately $100 per lot - <br />$5000 minimum.) <br />26. That this development provide a safe and effective <br />circulation system for bicycles and pedestrians. <br />These facilities shall be designed and installed to <br />the satisfaction of the City Engineer and shall be <br />separated from vehicular traffic whenever possible. <br />27. That the developer dedicate to the City or <br />to A.C.F.C.-Zone 7 for flood control purposes, <br />the parcel of land along the south property line and <br />contained within the Arroyo del Valle. That this <br />parcel be cleared of debris and construction refuse <br />by the developer. That an access road, satisfactory <br />to the City Engineer, shall be constructed along the <br />channel. <br />28. That tract boundary fencing be installed along the <br />periphery of this development. The design and location <br />of the fencing shall be satisfactory to the City Engineer. <br />29. That Paseo Santa Cruz be extended to the northerly <br />property line of lot 1. <br />30. That all lots surface drain to street frontages. <br />31. That all lots be provided with through curb drains. <br />32. That any damage to existing public improvements which <br />may be caused by construction of this development be <br />repaired by the developer. <br />33. That the developer reimburse the City of Pleasanton <br />for the cost of water main installed by the City in <br />Calle Altamira to the extent of the developers <br />normal obligation. <br />34. That the developer (subdivider) may file multiple final <br />maps prior to the expiration of the conditionally approved <br />tentative map for this development; provided, however, that <br />each such final map filed shall provide for all normal and <br />reasonable public improvements required by the City to <br />serve that portion of this development to the satisfaction <br />of the City Engineer. <br />35. That the developer shall install a paved walkway for the length of <br />Parcel 104. This walkway shall be constructed to the satisfaction of <br />the City Engineer. <br />
