24. That any existing assessment district, which the property - may be subject to, be cleared prior to the approval of the final map or the developer will cause a segregation to be completed in conjunction with the final map. 25. That the developer submit a refundable cash bond for hazard control prior to approval of the final map. The amount of this bond will be determined by the City Engineer. (Approximately $100 per lot - $5,000 minimum.) 26. That this development provide a safe and effective circulation system for bicycles and pedestrians. These facilities shall be designed and installed to the satisfaction of the City Engineer and shall be separated from vehicular traffic whenever possible. 27. That tract boundary fencing be installed along the periphery of this development. The design and location of the fencing shall be satisfactory to the City Engineer. 28. That all lots surface drain to street frontages. 29. That all lots be provided with through curb drains. 30. That any damage to existing public improvements which may be caused by construction of this development be repaired by the developer. 31. That the developer (subdivider) may file multiple final maps prior to the expiration of the conditionally approved tentative map for this development; provided, however, that each such final map filed shall provide for all normal and reasonable public improvements required by the City to serve that portion of this development to the satisfaction of~the City Engineer.
