<br />c <br />MEMORANDUPQ <br />T0: Planning Commission <br />October 13, 1982 <br />FROM: Engineering Services - City Engineer <br />SUBJECT: Staff Report for Tentative Map Tract 5093 <br />Ponderosa Homes <br />This development is recommended for approval subject to the <br />following conditions: <br />1. That the developer dedicate, to the City, for street <br />right-of-way purposes, those parcels of land intended <br />to be public streets and shown on the tentative map. <br />2. That the developer dedicate <br />the city over those parcels <br />map or required by the City <br />service easements (P.S.E.). <br />3. That approval of the design <br />structural sections for the <br />development be withheld pen. <br />by the City Engineer. <br />a grant of easement to <br />shown on the tentative <br />Engineer as public <br />for the line, grade, and <br />streets serving this <br />ling final design and review <br />4. That the developer secure approval from the Planning <br />Director for all proposed street names prior to submittal <br />of the final map. <br />5. That vertical P.C.C. curbs and gutters be constructed <br />within this development and that the curb and gutter be <br />poured monolithically with the sidewalk when the <br />sidewalk is adjacent. <br />6. That a detailed grading and drainage plan and all <br />supporting information and design criteria be <br />submitted as part of the improvement plans for the <br />development. <br />7. That the minimum grade for gutter flowlines in <br />public streets be set at 0.5~ unless otherwise <br />approved by the City Engineer. Grades less than <br />0.5% down to 0.3~ shall require special approval, <br />submittal of as-built grade sheets, and controlled <br />flow testing. <br />
