Tract 4771 <br />12/8/82 EXHIBIT "A" <br />RES. No. 2250 <br />1. That the development be substantially as shown on <br />Tentative Map Tract 4771 on file with the City. <br />2. That this shall be the final extension for the map and <br />it is granted for a period of one year from the date <br />of approval by the City Council. <br />3. That the project shall comply with all requirements <br />of the City Fire Code. <br />4. That the easement (Parcel E) shall be continued along <br />the eastern property line of the subject property south <br />to the property line of the Hansen property. <br />5. That utility easements shall be granted from Court A <br />south to the Hansen property. <br />6. That the developer shall comply with all applicable <br />requirements of Ordinance No. 879 (PUD-78-5). <br />7. That the developer shall dedicate to the City for street <br />right-of-way purposes the streets shown on the tentative <br />map as Arbor Drive, A Court, B Court, C Court, D Drive and <br />Crellin Road. <br />8. That the developer shall dedicate to the City an 8 ft. <br />public service easement along the frontage of all of <br />the streets except Crellin Road. <br />9. That the developer shall dedicate all of the utility <br />easements necessary to service the subject development. <br />10. That the developer shall pay any existing assessment <br />district charges or cause a segregation to be done. <br />11. That the developer shall post a refundable cash bond <br />in the amount of $7500 for a construction hazard control. <br />12. That the developer shall comply with all requirements <br />and proposals of RAP-80-19, including the improvements <br />to the existing water system and the grading and drainage <br />work to be done on the Vintage Hills Park site. <br />
