That the following water conserving plumbing fixtures <br />be installed: a) low flush water closets; b) shower <br />flow control heads; c) aerators in interior faucets; <br />and d) insulation of hot water lines. <br />14. That the developer acknowledges that the City of Pleasanton <br />does not guarantee the availability of sufficient sewer <br />capacity to serve this development by the approval of <br />this case, and that the developer agrees and acknowledges <br />that building permit approval may be withheld if sewer <br />capacity is found by the City not to be available. <br />15. That the developer's contractor obtain an encroachment <br />permit from the City prior to the beginning of con- <br />struction. <br />16. That the developer pay any and all fees that the <br />property may be subject to. <br />17. That all buildings and/or structures must comply with all <br />codes and ordinances in effect at the time required permits <br />are issued by the Building Division. <br />18. That the location of any pad mounted transformers shall <br />be subject to approval by the Planning Division prior <br />to the issuance of any building permits. <br />19. That the remainder of the public street improvements <br />required to complete Valley Avenue from Hopyard Road to <br />Hansen Drive be installed by the developer at the time <br />of construction of the public improvements for this <br />development or when required by long term growth <br />management agreement LGM-82-8, whichever comes first. <br />20. That the proposed forty-six foot wide street which <br />parallels Valley Avenue (.east-west) be increased in width <br />to sixty feet unless otherwise approved by the City Engineer. <br />21. That emergency turnouts for disabled vehicles be constructed <br />along the north side of Valley Avenue as required by the <br />City Engineer. <br />22. That the off-site storm drainage line be a piped system <br />or that public service easements and maintenance <br />arrangements, satisfactory to the City Engineer, be <br />approved. <br />23. That the north one-half of Hansen Drive from Valley Avenue <br />to Camino Segura and Camino Segura from Hansen Drive north <br />be reconstructed, overlaid, or slurry sealed at the time <br />of construction of the public improvements for this <br />development. The extent of this work required will be <br />determined during final design. <br />-4- <br />
