_ 11. That all lighting on the subject property shall be <br />installed in such a manner that glare is directed away <br />from surrounding properties and rights-of-way. <br />12, That all trash and refuse shall be contained in the <br />proposed trash enclosure at all times. <br />13, That if signing for the development is desired, a <br />comprehensive signing program shall be submitted to <br />the City for consideration under separate application. <br />14. That all buildings and/or structures shall comply with <br />all codes and ordinances in effect at the time required <br />permits are issued by the Building Division. <br />15. That the applicant be aware that violations of any of the <br />conditions of this use permit shall make the permit subject <br />to immediate suspension and possible revocation. <br />16. That trailer and equipment rentals shall not be permitted <br />on the subject property and that no vehicles shall be <br />parked on the premises for more than 72 hours. <br />17. That auto towing and other nonrelated services shall be <br />prohibited as part of this use permit. <br />18. That the applicant shall post all of the conditions of <br />approval of case UP-82-24 in a conspicuous place on the <br />premises at all times. <br />19. That the service station, if abandoned for a period of <br />ninety (90) days or more, may be required to be removed <br />by the City at the expense of the property owner or Texaco, <br />Inc. .The City shall have the right to remove the service <br />station with the cost being levied against the property <br />owner or Texaco, Inc. if the responsible parties fail <br />to do so. <br />20. That this use permit shall be <br />date of initial operation of <br />the Planning Commission shall <br />delete, or modify conditions <br />time. <br />reviewed one year from the <br />the service station and that <br />have the ability to add, <br />of the use permit at that <br />// <br />
