N0. 2260 EXHIBIT "B" <br />1/12/83 MEMORANDUM <br />January 12, 1983 <br />TO: Planning Commission <br />FROM: Engineering Services - City Engineer <br />SUBJECT: Staff Report for Tentative Map <br />Tract 5114, Linwood <br />This development is recommended for approval subject to the <br />following conditions: <br />1, That the developer dedicate, in fee, to the City for <br />street right-of-way purposes those parcels of land <br />intended to be public streets and shown on the <br />tentative map as Linwood Court, Joshua Circle, <br />Elmwood Circle, and a portion of Lemonwood Way. <br />2, That the developer dedicate a grant of easement to <br />the City over those parcels shown on the tentative <br />map or as required by the City Engineer, as public <br />service easements (P,S.E.). <br />3. That approval of the design for the line, grade, and <br />structural sections for the streets serving this <br />development be withheld pending Final design and review <br />by the City Engineer. <br />4. That the developer secure approval from the Planning <br />Director for all proposed street names prior to submittal <br />of the final map. <br />5. That vertical P.C.C, curbs and gutters be constructed <br />within this development unless otherwise approved by <br />the City Engineer and that the curb and gutter be <br />poured monolithically with the sidewalk when the <br />sidewalk is adjacent. <br />6. That a detailed grading and drainage plan and all <br />supporting information and design criteria be <br />submitted as part of the improvement plans for the <br />development, <br />
