EXHIBIT "A" <br />RES. 2269 <br />2/23/83 <br />Case UP-83-3 <br />1. That the development be substantially as shown on the <br />site plan elevations, Exhibit A, on file with the Planning <br />Division. <br />2. That immediately upon completion of the permanent sales <br />office on lot 4, the temporary sales trailer shall be <br />removed from lot 58 and that lot shall be restored to <br />its previous condition. <br />3. Approval of this use permit does not constitute <br />approval of any signing for the development and <br />if signing is desired, it shall be submitted to the <br />City under separate application. <br />4. That approval of the sales office is granted for a <br />period of one year only in which time the proponent must <br />reapply for an extension. This may be done administratively <br />and does not need to be resubmitted to the Planning Division. <br />5. That all trees used in the model home complex shall be <br />a minimum of 15 gallons and all shrubs a minimum of <br />5 gallons in size. <br />6. That a burglar alarm system shall be installed in the <br />model homes, said system to be approved by the police <br />department prior to installation. <br />7. That no flags, banners, pinwheels, pennants or similar <br />attention attracting devices shall be utilized in the <br />complex. <br />8. That the developer post an aerial photo, or alternative <br />illustration acceptable to the Planning Division, in the <br />sales office showing the types of facilities and land uses <br />surrounding the complex. <br />g. That signs be posted in all model homes advising all <br />prospective buyers of those features, which are optional <br />and are not included as part of the purchase price. <br />10. That the developer call for final building inspection by <br />the City prior to any model homes being closed for sale. <br />11. That exterior lighting be provided for the complex, the <br />number and type of lights to be approved by the police <br />department. <br />12. That the developer install street trees in accordance with <br />City standards prior to the use of the models. <br />
