UP-83-2 EXHIBIT "A" RES. 2270 2/23/83 1. That the development be substantially as shown on the site plan and elevations, Exhibit A, on file with the Planning Division. 2. That the trailer used as a temporary sales office shall be removed from lot 1 immediately upon the completion of the permanent sales office on lot 6. 3. Approval of this use permit does not constitute approval of any signing for the development and if signing is desired, it shall be submitted to the City under separate application. 4. That approval of the sales office is granted for a period of one year only in which time the proponent must reapply for an extension. This may be done administratively and does not need to be resubmitted to the Planning Division. 5. That all trees used in the model home complex shall be a minimum of 15 gallons and all shrubs a minimum of 5 gallons in size. 6. That a burglar alarm system shall be installed .in the model homes, said system to be approved by the police department prior to installation. 7. That no flags, banners, pinwheels, pennants or similar attention attracting devices shall be utilized in the complex. g, That the developer post an aerial photo, or alternative illustration acceptable to the Planning Division, in the sales office showing the types of facilities and land uses surrounding the complex. 9, That signs be posted in all model homes advising all prospective buyers of those features, which are optional and are not included as part of the purchase price. 10. That the developer call for final building inspection by the City prior to any model homes being closed for sale. 11. That exterior lighting be provided for the complex, the number and type of lights to be approved by the police department. 12. That the developer install street trees in accordance with City standards prior to the use of the models.
