17. That there shall be no septic tanks on t2ie site under <br />any conditions. <br />1$• That the location of all buildings shall be such that <br />the farthest exterior wall of a structure shall be within <br />150 ft, of an appropriately designed access road or such <br />alternate measures shall be taken to provide for fire <br />suppression as determined by the Fire Chief. <br />19. That there be a 360 degree ladder access to all buildings <br />on the subject property in order to enhance fire fighting <br />tactics unless this requirement is modified by the Fire <br />Chief, <br />20. That all landscaping introduced onto the property shall be <br />of a fire retardant nature. <br />21. That a registered soils engineer acceptable to the City <br />shall review all on-site and off-site grading and improve- <br />ment plans for the development. When these plans are <br />found to be in accordance with his recommendations he <br />shall submit a written statement to the City to that effect. <br />22. That the soils engineer acceptable to the City mentioned <br />in condition 23 above shall be present during grading, <br />landslide. repair and subdrain placement; following rough <br />grading work, he shall provide a grading report to the <br />City including a complete record of all field and laboratory <br />tests with location and elevation of all tests. <br />23. That the soils engineer acceptable to the City shall <br />inspect the final grading and drainage control for each <br />dwelling and provide a statement to the City indicating <br />that final conditions are in accordance with his recom- <br />mendations prior to release for occupancy of said dwelling. <br />24. That final design of all structures including accessory <br />buildings and fences shall be subject to approval by the <br />Planning Division. It is intended that all structures <br />blend with their surroundings to-the maximum extent <br />practicable. To this end, building materials used shall <br />be confined mainly to varying types of wood and some <br />types of masonry (such as slumpblock or brown brick). <br />Colors shall be those earthtones which best conform to <br />to the area. Bright obstrusive colors, such as white <br />walls or red roofs shall be prohibited. <br />A-3 <br />
