37. That the developer's Contractor obtain an encroachment permit <br />from the City prior to beginning of construction, <br />38. That the developer pay any and all fees that the property <br />may be subject to. <br />39. That the development shall meet all requirements of the <br />Pleasanton Fire Code. <br />40. That the street numbers of all residences shall be posted <br />so as to be easily seen from the street at all times, day <br />and night. <br />41. That any damage to existing street improvements or other <br />public improvements or utilities now existing or done <br />during construction shall be repaired at full expense <br />to the developer. <br />42, That all buildings and/or structures must comply with all <br />codes and ordinances in effect at the time required permits <br />are issued by the Building Division. <br />43. That passive solar features shall be incorporated into <br />the design of all homes on the subject property to the <br />maximum extent practicable. <br />44. That the Feather Court extension of Arbor Drive be redesigned <br />at its connection with Arbor to provide a safer and more <br />standard street extension, This preliminary redesign shall <br />be shown on the tentative map, <br />45. That the street extension of Crellin Road be redesigned <br />to provide for a less abrupt transition at the connection; <br />to provide for the extension of this street south to south <br />property line of this development, and to re-evaluate <br />the curve radii with respect to the extension of this street <br />as a hillside collector. This work shall be subject to the <br />approval of the City Engineer and shall be shown on the <br />tentative map, <br />46. That a possible future cul-de-sac street from the mid- <br />point of "Feather Court",.extending south along the west <br />side of this development's west property line be indicated <br />on the tentative map, <br />A-5 <br />
