25. That no improvement activities, including but not limited <br />to grading, construction, tree removal or site preparation <br />shall be initiated until all proper permits are obtained. <br />26, That the fire hydrant and water system be designed to <br />provide a water flow of 1500 qpm, <br />27. That the fire hydrants and other Fire Department con- <br />nections shall be located and sized as directed by the <br />City Fire Chief. <br />28. That all conditions of approval of case PUD-82-10 shall <br />be listed in the CC&Rs, <br />29. That an erosion control plan or procedures be submitted to <br />and approved by the City as part of the improvement plan <br />for the subdivision, <br />30. That a dust control plan or procedures be submitted to <br />and approved by the City prior to the beginning of grading, <br />31. That there shall be access for emergency vehicles to all <br />non-buildable areas shown on the development plan. <br />32. That except as modified by this development plan, the <br />site and use standards for the subject property shall be <br />those of the R-1-20,000 District. <br />33. That all utilities required to serve the development <br />shall be installed underground. <br />34. That the site be kept free of fire hazards from the start <br />of construction to final inspection and that the Fire <br />Department emergency number be provided adjacent to all <br />telephones on the site, <br />35. That all dwelling units in the development be constructed <br />to meet the latest PG&E Energy Conservation Home Standards. <br />36. That the following water conserving plumbing fixtures <br />be installed: a) low flush water closets; b) low flow <br />shower control heads; c) aerators in interior faucets; <br />and d) insulation of hot water lines. <br />A-4 <br />
