MEMORANDUM <br />March 9, 1983 <br />TO: Planning Commission <br />FROM: Engineering Services - City Engineer <br />SUBJECT: Staff Report for Tentative Map <br />Tract 5117, Parkside, Unit 3 <br />This development is a planned extension of Tracts 4551 and 4770. <br />This development is recommended for approval subject to the <br />following conditions: <br />1. That the developer dedicate to the City for street <br />right-of-way and/or utility purposes the applicable <br />portions of Parkside Drive, Melanie Circle, "A" Court, <br />"B" Circle, and "C" Drive; the area shown as Parcel "A"; <br />an eight (8) foot wide public service easement parallel <br />with and contiguous to all lot frontages; a one (1) foot <br />strip across the temporary end of Parkside Drive extension, <br />a ten (10) foot wide P.S.E, over the storm drain extending <br />from "C" Drive to the Arroyo Mocho; and a P.S.E. at the <br />temporary end of "C" Drive sufficient to cover a temporary <br />turn-around. <br />2, That approval of the design for the line, grade, and <br />structural sections for the streets serving this <br />development be withheld pending final design and <br />review by the City Engineer. <br />3. That the developer secure approval from the Planning <br />Director for all proposed street names prior to submittal <br />of the final map. <br />4. That vertical P.C.C. curbs and gutters be constructed <br />within this development unless otherwise approved by <br />the City Engineer-and that the curb and gutter be poured <br />monolithically with the sidewalk when the sidewalk is <br />adjacent. <br />A-2 <br />
