- 20. That the developer be responsible for the installa- <br />tion of the street lighting system within the <br />development. The street lights shall be 70 watt, <br />high pressure sodium vapor units mounted on gal- <br />vanized steel poles with poured in place bases, <br />on the LS-1C schedule per City requirements and <br />P,G,andE, standard details unless otherwise <br />specifically approved, Approval for the number, <br />location, and type of electroliers shall be <br />withheld pending final design and review by the <br />City Engineer, <br />21. That in-lieu park dedication fees be collected by <br />the City prior to approval of the final map at the <br />rate then in effect and for the total number of <br />lots in the final map, unless this requirement <br />has been otherwise satisfied. <br />22. That any existing assessment district, which the <br />property may be subject to, be cleared prior to <br />the approval of the final map or the developer <br />will cause a segregation to be completed in <br />conjunction with the final map. <br />23. That the developer submit a refundable cash bond <br />for hazard control prior to approval of the final map. <br />The amount of this bond will be determined by the <br />City Engineer, (Approximately $100 per lot - <br />$2500 minimum.) <br />24. That this development provide a safe and effective <br />circulation system for bicycles and pedestrians. These <br />facilities shall be designed and installed to the satis- <br />faction of the City Engineer and shall be separated from <br />vehicular traffic whenever possible, <br />25. That the developer submit detailed landscape and <br />irrigation plans as part of the improvement plans. <br />These plans should include a street tree planting <br />plan, landscape plans for the 20 ft, buffer strip <br />between Parkside Drive and Sports Park Drive, and an <br />irrigation plan which provides for automatic controls. <br />26. That the developer (subdivider) may file multiple final <br />maps prior to the expiration of the conditionally approved <br />tentative map for this development; provided, however, that <br />each such final map filed shall provide for all normal and <br />A-5 <br />
