21, That a separate sanitary sewer lateral be provided <br />to each lot of record within the development unless <br />otherwise approved by the City Engineer. <br />22, That if a sanitary sewer lift station is installed <br />for use by the development and if it is accepted by <br />the City for maintenance and operation, an agreement <br />shall be completed between the City and the developer <br />prior to the approval of the final map to the effect <br />that the developer will provide a maintenance and <br />operation fund for a minimum ten year period. <br />23, That approval of the storm drainage system be withheld <br />pending final design and until the developer has demonstrated <br />to the satisfaction of the City Engineer that the system is <br />adequate, connects to an approved point of discharge, meets <br />any and all applicable requirements of the Alameda County <br />Flood Control District - Zone 7, meets any and all applicable <br />requirements of the Federal Emergency Management Flood Hazard <br />Program, and meets the immediate and long-range requirements <br />of this development and all upstream areas intended to be <br />drained through this tract. <br />24, That electric power distribution, gas distribution, <br />communication service, and any required alarm systems <br />be installed underground in a joint utility trench <br />unless otherwise specifically approved by the City <br />Engineer. <br />25, That the developer be responsible for the installa- <br />tion of the street lighting system within the <br />development. The street lights shall be 70 watt, <br />high pressure sodium vapor units mounted on gal- <br />vanized steel poles with poured in place bases, <br />on the LS-1C schedule per City requirements and <br />P.G.andE, standard details unless otherwise <br />specifically approved, Approval for the number, <br />location, and type of electroliers shall be <br />withheld pending final design and review by the <br />City Engineer. <br />26. That in-lieu park dedication fees be collected by <br />the City prior to approval of the final map at the <br />rate then in effect and for the total number of <br />lots in the final map, unless this requirement <br />has been otherwise satisfied. <br />A-4 <br />
