Exhibit "A" MEMORANDUM <br />Planning Commission Res. 2284 <br />3/9/83 March 9, 1983 <br />T0: Planning Commission <br />FROM: Engineering Services - City Engineer <br />SUBJECT: Staff Report for Tentative Map - Extension <br />Tract 4805 <br />This development is recommended for approval subject to the <br />following conditions: <br />1, That the developer dedicate to the City for street <br />right-of-way purposes those parcels of land intended <br />to be public streets and shown on the tentative map <br />as the applicable portions of Pico Avenue and Vineyard <br />Avenue, <br />2, That the developer dedicate a grant of easement to <br />the City over those parcels shown on the tentative <br />map as public service easements (P.S.E.). <br />3, That approval of the design for the line, grade, and <br />structural sections for the streets serving this <br />development be withheld pending final design and <br />review by the City Engineer. <br />4, That the developer secure approval from the Planning <br />Director for all proposed street names prior to submittal <br />of the final map, <br />5, That vertical P.C.C. curbs and gutters be constructed <br />within this development unless otherwise approved by <br />the City Engineer and that the curb and gutter be <br />poured monolithically with the sidewalk when the <br />sidewalk is adjacent, <br />6, That detailed grading and drainage plan and all <br />supporting information and design criteria be <br />submitted as part of the improvement plans £or the <br />development. <br />A-1 <br />
