~ PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2290 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON RECOMMENDING APPROVAL OF <br />MODIFICATIONS OF ORDINANCE NO. 924 RELATING TO <br />CASE PUD-79-13 FOR VALLEY BUSINESS PARK <br />WHEREAS, Valley Business Associates and Sente Associates Seven <br />have applied for a major modification to case PUD-79-13 <br />pertaining to building heights, size of trucks, <br />permitted truck routes and other possible changes to <br />the zoning and development plan for "Valley Business Park", <br />an approximately 70 acre industrial park now under <br />construction on the south side of Valley Avenue <br />immediately east of the residences on the east side of <br />Kolln Street; and <br />WHEREAS, the property is zoned PUD (Planned Unit Development) <br />Industrial District; and <br />WHEREAS, at their duly noticed public hearing of April 13, 1983 <br />the Planning Commission considered all public testimony, <br />pertinent exhibits, recommendation of City staff and <br />at this duly noticed public hearing recommended approval <br />of a Mitigated Negative Declaration for this application; and <br />WHEREAS, the Planning Commission found the proposed changes to be <br />in conformance with the Planned Unit Development zoning <br />and General Plan under which this property is governed. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Recommends that conditions shown below replace the like <br />number conditions of Ordinance No. 924: <br />8. That trucks servicing the subject property shall not <br />be more than 2 axles in size until construction has <br />begun on a 9 foot high sound wall along the south <br />side of Valley Avenue between Santa Rita Road and the <br />Valley Business Park; said sound wall to be funded by <br />Valley Business Park developers or in some other manner <br />acceptable to the City Council. Once that sound wall <br />is under construction, trucks servicing the subject <br />property shall not exceed 40,000 pounds (gross vehicle <br />weight) without an approved conditional use permit. <br />Once the City has approved and opened for public use <br />_ an alternative truck route(s) for the subject property, <br />all vehicles larger than a class 5 truck, as defined <br />by the publication "Urban Transportation Planning for <br />Goods and Services," U. S. Department of Transportation, <br />FH>QA, Washington, D.C. June 1979, shall then be <br />required to use said route(s). <br />
