" 55. That any damage to street improvements now existing or <br />done during construction be repaired by the developer to the <br />satisfaction of the City Engineer. This work shall include <br />patching, reconstruction, slurry seal, and/or overlay if <br />considered necessary by the City Engineer. <br />56. That prior to submittal of building plans an acoustical <br />analysis shall be performed for the Santa Rita Road and <br />West Las Positas Boulevard frontages of the subject property <br />to determine the ultimate vehicular noise impact from that <br />thoroughfare. Special noise mitigating construction <br />methods shall be employed for any unit where future interior <br />noise levels may exceed 45 dBA Ldn. <br />57. That except as modified by this development plan, site <br />development standards and uses for the site shall be <br />those of the RM-1500 District. <br />58. That the wooden fences along the eastern property line <br />of the subject property shall be taken down by the <br />developer upon the homeowners' request. <br />59. That the developers pay for the construction of the <br />proposed left-turn lane in the raised median on West <br />Las Positas Boulevard south of Fairlands Drive. <br />60. That the CC&Rs for the project include a provision pro- <br />hibiting the parking or storage of campers, trailers and <br />boats on the project site. <br />61. That the developer dedicate to the City for street <br />right-of-way purposes the parcel of land along the <br />Santa Rita Road frontage of the site as approximately <br />shown on the attached Exhibit. The precise configuration <br />of this dedication parcel shall be determined by the <br />City Engineer. <br />62. In the event that the Santa Rita Road construction <br />precedes the development of the Meadow Plaza project <br />and dedication of the subject parcel has not occurred, <br />it may be necessary for the City to acquire the parcel <br />by purchase and/or condemnation proceedings. In this <br />event, the developer shall, at the time of any development <br />of the Meadow Plaza project site, reimburse the City of <br />Pleasanton for the entire cost of right-of-way acquisition <br />for this parcel including any condemnation proceeding <br />costs. <br />63. In the event that additional acquisition of right-of-way <br />for Santa Rita Road improvements is necessary in the <br />vicinity of the project (i.e. for bus stops or other <br />traffic facilities) affecting dimensions as shown on the <br />development plan, the staff is authorized to approve minor <br />adjustments to the site development and landscaping plans. <br />
