EXHIBIT A \ <br />Conditions of Approval <br />of Case <br />PUD-83-3 <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A, on file witYi the Planning <br />Division. <br />2. That the landscaped areas shown along the eastern property <br />line of the subject property may be modified to accommodate <br />the desires of the residential property owners to the east <br />as long as the number of parking spaces shown in that area <br />are not reduced. <br />3. That decorative masonry fencing; at least 6 ft, in height <br />shall be constructed along the southern and eastern property <br />lines of the subject site and the southern and eastern <br />property lines of the 2 acre commercial property located <br />immediately south of the Exxon Service Station and that <br />plans for all fencing shall be submitted to the Planning <br />Division for approval prior to issuance of building permits. <br />4. That the developer secure an agreement with Zone~7 <br />regarding maintenance of access to the Arroyo Mocho canal <br />on the southern end of the site. <br />5. That a final landscape plan shall be submitted to the <br />Planning Division for approval prior to issuance of <br />building permits. <br />6. That the street numbers of the development shall be <br />posted so as to be easily seen from the street or drive- <br />way at all times, day and night. <br />7. That all ducts, meters, air conditioning equipment, and <br />any other mechanical equipment, whether on the structure, <br />on the ground, or elsewhere, be effectively screened <br />from view with materials architecturally compatible <br />with the main structure. <br />8. That all mechanical equipment be constructed in such a <br />manner that noise emanating from it will not be per- <br />- ceptible at or beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br />9. That all lighting be constructed in such a manner that <br />glare is directed away from surrounding properties and <br />rights-of-way. <br />10. That all trash and refuse be contained completely within <br />enclosures architecturally compatible with the main structure. <br />11. That all trees used in landscaping be a minimum of 15 gallons <br />in size and all shrubs a minimum of 5 gallons. <br />
