- EXHIBIT "A" <br />RES. 2298 <br />S/11/83 <br />Case UP-83-11 <br />1. That the development be substantially as shown on <br />the site plan for case UP-83-11 on file with the <br />Planning Division. <br />2. That the temporary sales office trailer shall be removed <br />immediately upon opening of the sales, office in the model <br />home on lot 22. <br />3. That the entrances to the parking area shall be <br />designed to the satisfaction of the City Engineer; <br />all street improvements to Valley Avenue and Paseo <br />Santa Cruz may be required prior to such approval. <br />4. That building permits shall be taken out and con- <br />struction begun on houses on lots 20 an_d 21 prior <br />to any of the model homes being closed for sale. <br />5. Approval of this use permit does not constitute approval <br />of any signing for the development and if signing is <br />desired, it shall be submitted to the City under separate <br />application. <br />6. That approval of the sales office is granted for a period <br />of one year only at which time the proponent must reapply <br />for an extension, This may-be done administratively and <br />does not need to be resubmitted to the Planning Commission. <br />7. That all trees used in the model home complex shall be a <br />minimum of 15 gallons and all shrubs a minimum of 5 gallons <br />in size. <br />8. That a burglar alarm system shall be installed in the <br />model homes, said system to be approved by the police <br />department prior to installation. <br />9. That no flags, banners, pinwheels, pennants or similar <br />attention attracting devices shall be utilized in the <br />complex. <br />10. That the developer post an aerial photo, or alternative <br />illustration acceptable to the Planning Division, in the <br />sales office showing the types of facilities and land uses <br />surrounding the complex. <br />11. That signs be posted in all model homes advising all <br />prospective buyers of those features, which are optional <br />and are not included as part of the purchase price. <br />
