- EXHIBIT "A" RES. 2298 S/11/83 Case UP-83-11 1. That the development be substantially as shown on the site plan for case UP-83-11 on file with the Planning Division. 2. That the temporary sales office trailer shall be removed immediately upon opening of the sales, office in the model home on lot 22. 3. That the entrances to the parking area shall be designed to the satisfaction of the City Engineer; all street improvements to Valley Avenue and Paseo Santa Cruz may be required prior to such approval. 4. That building permits shall be taken out and con- struction begun on houses on lots 20 an_d 21 prior to any of the model homes being closed for sale. 5. Approval of this use permit does not constitute approval of any signing for the development and if signing is desired, it shall be submitted to the City under separate application. 6. That approval of the sales office is granted for a period of one year only at which time the proponent must reapply for an extension, This may-be done administratively and does not need to be resubmitted to the Planning Commission. 7. That all trees used in the model home complex shall be a minimum of 15 gallons and all shrubs a minimum of 5 gallons in size. 8. That a burglar alarm system shall be installed in the model homes, said system to be approved by the police department prior to installation. 9. That no flags, banners, pinwheels, pennants or similar attention attracting devices shall be utilized in the complex. 10. That the developer post an aerial photo, or alternative illustration acceptable to the Planning Division, in the sales office showing the types of facilities and land uses surrounding the complex. 11. That signs be posted in all model homes advising all prospective buyers of those features, which are optional and are not included as part of the purchase price.
