PLANNING COMMISSION <br />CITY OF PLEASANTON <br />_ COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2104 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON APPROVING A TENTATIVE MAP FOR <br />TRACT 4768 FOR FOOTHILL KNOLLS <br />WHEREAS, Foothill Knolls,a partnership, has applied for tentative <br />subdivision approval for a 23-lot residential subdivision on the <br />east side of Foothill Road approximately 4800 ft. <br />north of Bernal Avenue opposite Santos Ranch Road; and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development)- <br />Low Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of November 18, 1981 <br />the Planning Commission considered all public testimony, <br />exhibits and recommendation of the City Staff; and <br />WHEREAS, a Mitigated Negative Declaration has been previously approved <br />for the Planned Unit Development zoning and development <br />plan for this project; and <br />WHEREAS, this project is not deemed to be a new project under the <br />- California Environmental Quality Act (CEQA), therefore, <br />no environmental document was considered for this Tentative <br />Tract; and <br />WHEREAS, the proposed subdivision described herein is in accordance <br />with the PUD zoning for the subject site. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves the application of Foothill Knolls, a partnership <br />as herein described subject to the following conditions: <br />1. That the development be substantially as shown on <br />Tentative Map Tract 4768 on file with the City. <br />2. That the developer meet all applicable requirements <br />of Ordinance No.987 (the ordinance approving the PUD <br />for Foothill Knolls Development). <br />3. That a temporary cul-de-sac shall be installed within <br />a public service easement (PSE) at the phase 1 termination <br />of "Thimbleberry Downs." <br />4. That an all-weather access road and turn-around shall <br />be constructed to the satisfaction of the City Engineer <br />within a public service easement to provide for vehicle <br />access for maintenance of the off-site storm and sanitary <br />sewer systems on "Thimbleberry Downs." <br />
