Item 8c <br />- Staff Report <br />PLANNING COMMISSION <br />January 13, 1982 <br />SUBJECT: Tentative Map Tract 5008 <br />APPLICANT: Vintage Associates Limited <br />PURPOSE: Application for tentative map approval for a <br />108 lot townhouse subdivision proposed for the <br />approximately 7 acre site located immediately <br />east of the Vintage Hills shopping center <br />between Palomino Drive and Tawny Drive. The <br />property is zoned PUD-Residential. <br />ATTACHMENTS: 1. Tentative Map Tract 5008 <br />2. Report from Engineering Services <br />dated 1/13/82 <br />Vintage Associates, owners of the approximately 7 acre residential <br />site located immediately east of the Vintage Hills shopping center <br />between Palomino Drive and Tawny Drive have received planned unit <br />development approval and RAP exemption for a 108 unit townhouse <br />development on the property. They are now submitting a tentative <br />map for the subdivision of that property. The tentative map is <br />in conformity with the approved PUD. <br />A negative declaration was prepared for the planned unit development <br />phase of the project. The tentative map is not deemed to be a new <br />project under CEQA and, therefore, no further environmental review <br />is necessary at this time. <br />Staff Recommendation: Tentative Map Tract 5008 is in conformance <br />with the approved PUD on the subject property. RAP exemption has <br />been granted for the project. For these reasons, the staff recom- <br />mends approval of Tentative Map Tract 5008 subject to the following <br />conditions: <br />1. That the development be substantially as shown on <br />Tentative Map Tract 5008. <br />2. That approval of this case is subject to all conditions <br />contained in the report from Engineering Services dated <br />1/13/82, attached hereto and made part of this case by <br />reference. <br />
