25. That all dwell~i•.g units in the developmenlt be constructed <br />to meet the latest P.G.&E. Energy Conservation Home <br />Standards. <br />26. That the following water conserving plumbing fixtures <br />be installed: a) low flush water closets; b) shower <br />flow control heads; c) aerators in interior faucets; <br />and d) insulation of hot water lines. <br />27. That the developer acknowledges that the City of Pleasanton <br />does not guarantee the availability of sufficient sewer <br />capacity to serve this development by the approval of <br />this case, and that the developer agrees and acknowledges <br />that building permit approval may be withheld if sewer <br />capacity is found by the City not to be available. <br />28. That the developer submit a building permit survey and <br />site development plan in accordance with the Survey <br />Ordinance (Article 3, Chapter 3, Title II) and that <br />these plans be approved by the City Engineer prior to <br />the issuance of a building permit. <br />29. That the developer's contractor obtain an encroachment <br />permit from the City prior to the beginning of con- <br />struction. <br />30. Tliat the developer pay any and all fees that the <br />property may be subject to. <br />31. That the developer dedicate to the City for street <br />right-of-way purposes a parcel of land up to 27 feet <br />in width along the Vineyard Avenue frontage of the <br />development. The proposed transition, from the existing <br />104' R/W to a reduced R/iQ width shall be designed, <br />approved by the City Engineer and shown on the tentative <br />map submittal.. <br />32. That the developer dedicate a grant of easement to the <br />City over the interior private streets as public <br />service easements (P.S.E.). <br />33. That the storm drainage system for this development <br />be a public system within the street P.S.E. unless <br />otherwise approved by the City Engineer. <br />34. That the water system for this development be a <br />public system within the street P.S.E. unless other- <br />wise approved by the City Engineer. <br />35. That the sanitary sewer system within this development <br />be a private system along the rear lot lines as shown <br />on the PUD development plan unless otherwise approved <br />by the City Engineer. <br />36. That the lighting system for the interior streets be <br />approved by the City and privately maintained unless <br />otherwise approved by the City Engineer. <br />37. That the property owners shall request that the City <br />enforce parking and other traffic regulations on all <br />streets within the project. <br />
