Res. 2148 EXHIBIT "A" UP-82-1 1. That the development be substantially as shown on the site plan, Exhibit A, on file with the Planning Division, except that the applicant shall locate the spray booth as far east on the subject property as possible. 2. That UP-82-1 is granted for a period of one year only. If the applicant wishes to continue with the use beyond that time, he must reapply and be granted a new conditional use permit in order to do so. Only the advertising cost (approximately $25.00) would be charged for the new use permit. 3. That approval of case UP-82-1 is subject to design approval of the paint booth, shop building and site on which they would be located by the Design Review Board; at that time conditions may be added pertaining to improvement of the site such as repaving the driveway, providing landscaping, providing a paved and striped parking area for customer's automobiles, etc. 4. That the business shall be operated only between the hours of 8:00 A.M. and 6:00 P.M., P4onday through Saturday. 5. That the property owner shall enter into an agreement with the City, approved by the City Attorney, whereby he agrees to construct or finance the construction of street improvements along the entire Old Santa Rita Road frontage of the site to the extent required by the , Subdivision Ordinance at such time in the future as is deemed necessary by the City Engineer. Said improve- ments may include but are not necessarily limited to grading, curb and gutter, sidewalk, paving, street lighting, street trees, street monuments, underground utilities, storm drain facilities, sanitary sewer facilities, tree removal and traffic control devices. This agreement shall be executed and approved by the _ City Attorney prior to operation of the auto body repair business.
