('- RES. 2159 EXHIBIT "A" PUD-82-8 <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A, on file with the Planning <br />Division dated 3/4/82. <br />2. That lots 73 through 144 shall be reserved for persons <br />fifty (50) years old. and over. <br />3. That prior to the filing of a final map on the subject <br />property, CC&RS shall be approved by the City Attorney <br />these CC&Rs shall provide for a property, owhers associa- <br />tion with sufficient power to manage all commonly <br />owned areas and they shall also provide for a project <br />manager to be on the premises a minimum of 4 hours <br />per day, Monday through Friday. The City shall be <br />named as beneficiary of said CC&RS and shall be granted <br />the power to enforce such provisions if the property <br />owners association fails to do so. <br />4. That the development shall meet all requirements of <br />the City Fire Code including provision of a City key <br />or Zone 7 key to allow for access to the area between <br />~~ the subject property and the Arroyo Del Valle and <br />provision of a minimum 12 ft. wide gate at the north <br />end of Street A. The applicant should consult with <br />the City Fire Marshal for further information. <br />5. That the developer submit an overall plan,for all patio <br />covers and accessory buildings on each lot to the Planning <br />Division for approval prior to issuance of a building permit. <br />6. That wherever driveways are less than 23 ft. in length, <br />automatic garage door openers shall be provided for all <br />effected garages. <br />7. That fencing for all units, as approved by staff, shall be <br />provided by the developer. <br />8. That the plans for the masonry wall along Vineyard Avenue <br />shall be submitted to the Planning and Engineering Divisions <br />for approval prior to installation. <br />9. That front yard landscaping including sprinkler system, <br />for all units shall be provided by the developer. <br />10. That a final landscape plan shall be submitted to the <br />_ Planning Division for approval prior to issuance of a <br />building permit. <br />i <br />11. That the street number of the development be posted so <br />as to be easily seen from the street at all times, day <br />and night. <br />
