EXHIBIT "A" <br />PUD-81-30 <br />Res. No. 2174 <br />1. That the development shall be substantially as shown <br />in the development plan, Exhibit A, the Design Guidelines, <br />Exhibit B, and the Declaration of Covenants, Conditions <br />and Restrictions, Exhibit C, all on file with the <br />Planning Division, except that site #20 as shown on <br />the Land Use Plan portion of the Development Plan shall <br />be used for office, research and development or light <br />manufacturing purposes rather than retail/commercial/ <br />financial uses and the 6.342 acre parcel immediately <br />southeast of the confluence of Gibraltar Drive and Stone- <br />ridge Drive may be used for commercial, research and <br />development or light manufacturing purposes. <br />2. That development on the subject property may continue <br />as long as none of the intersections listed in Table V <br />of the North Pleasanton Traffic Study (NPTS), Volume 3 <br />(attached hereto and made part of this case by reference) <br />are projected by traffic studies to reach level of service <br />(LOS) E as described in the Highway Capacity Manual, HRB <br />Report 87 except the following listed intersections: <br />Foothill Road/Canyon Way (Dublin Canyon Road) <br />Foothill Road/Deodar Way <br />Stoneridge Drive/Foothill Road <br />Johnson Drive/Willow Road <br />Johnson Drive/Rock Avenue (West) <br />Johnson Drive/Rock Avenue (East) <br />The following listed intersections should be added to the <br />list of intersections in Table V of the NPTS, Volume 3: <br />Hopyard Road/Valley Trails Drive (North) <br />Hopyard Road/Valley Trails Drive (South) <br />Hopyard Road/Coronado Lane <br />Santa Rita Road/MOhr Avenue <br />Until the time that it appears that any of the listed <br />intersections may reach LOS E the developer need not <br />construct more than the following, all as provided for <br />in the developer's plan: <br />a. Project interior street improvements including <br />signals. <br />b. Complete the widening of Hopyard Road to six lanes <br />from near Johnson Drive to Valley Avenue. <br />c. Widen West Las Positas Boulevard to six lanes between <br />the Southern Pacific Transportation Company tracks and <br />Santa Rita Road. <br />A-1 <br />
