<br />C <br />23, That the following standards shall be utilized in the <br />design and construction of all buildings on the site: <br />A. Walls, parking, landscaping and the exteriors <br />of all buildings shall at all times be maintained <br />in good condition. All painted surfaces shall be <br />kept properly painted in colors approved by the <br />Design Review Board. Unimproved property. shall <br />be maintained in a sightly condition free of weeds <br />and debris at all times. <br />B. Attention shall be paid to building location on the <br />site for maximum sight efficiency and aesthetic <br />relationship to adjacent existing buildings. <br />C. Use of building elements and landscaping to <br />screen trucking areas or outside storage and <br />.trash shall be incorporated in each site plan <br />design. <br />D. Exterior wall heights and finishes shall be used <br />to screen roof mounted equipment including extensions <br />of any roof slope elements as part of the overall <br />design. ' <br />E. Exterior building design and finishes shall reflect <br />proper attention to create a design approach within <br />individual building design forms complementing the <br />landscaping and adjacent buildings. <br />F. Building design shall reflect a variety of forms <br />not just addition of finishes to uncreative building <br />"boxes." <br />G. Building finishes and colors shall utilize and <br />contrast both natural materials, like bricks, <br />sand blasted concrete, rough sawn wood, and <br />reflective glass with painted roof stucco, painted <br />concrete and aluminum.. <br />H. Building heights may vary depending upon type of use <br />and location. <br />I. It is encouraged that all buildings within the subject <br />development adhere to good site orientation and sun <br />control with proper utilization of wall and roof <br />insulation; integration of active solar systems is <br />encouraged for at least hot water use as well as <br />supplemental heating and cooling systems. <br />J. Each building site should incorporate proper orien- <br />tation for sun and climate control as well as pro- <br />tecting adjacent building's solar access. <br />K. If a building does not act as a total roof screen to <br />mechanical equipment then any addition to the building <br />to screen present or future mechanical equipment or <br />A-9 <br />
