Item 5a <br />Staff Report <br />PLANNING COI'iM <br />June 24, 1982 <br />SUBJECT: RZ-82-6 <br />APPLICANT: City of Pleasanton <br />PURPOSE: Application to rezone the approximately 7.1 acre <br />site located at the north end of Pleasanton Avenue <br />from the C-S (Commercial Service) and R-1-6500 <br />Districts to the PUD-High Density Residential <br />District. <br />ATTACHMENTS: 1. Location Map <br />The subject property which is owned by the Deetz Construction Company <br />and is used as a construction yard was one of the sites which had its <br />general plan designation changed as a result of case GP-80-5, one of <br />the multi-propertied general plan amendments proposed by the Citizen's <br />Advisory Committee. The designation was changed from Medium Density <br />Residential to High Density Residential. The property is currently <br />zoned C-S (Commercial Service) and R-1-6500 and, therefore, is not <br />in conformance with the General Plan. For this reason, your Com- <br />mission initiated rezoning of the property at your meeting of 3/31/82. <br />The public hearing was continued from your meeting of 4/28/82 because <br />of a misadvertisement. <br />At the 4/28/82 meeting you were addressed by a neighboring property <br />owner who indicated some concern regarding the possible design of <br />St. John Street when it is closed due to the railroad consolidation. <br />No proposals have yet been made for how the street would be closed, <br />i.e., whether it would be cul-de-saced, hammerheaded or simply <br />barricaded. A decision would have to be made on this matter prior <br />to the closing of the street which will probably not occur for <br />another three years. <br />A negative declaration was prepared to accompany case GP-80-5 when <br />the General Plan designation on the subject property was changed <br />from Medium Density Residential to High Density Residential. Rezoning <br />the property in conformance with the General Plan is not deemed to be <br />a new project, therefore, no further environmental documents accompany <br />this report. <br />Staff Recommendation: In order to bring the zoning of the subject <br />property into conformance with its General Plan designation, the <br />staff recommends that the zoning of the property be changed from <br />C-S (Commercial Service) and R-1-6500 Districts to the PUD-High <br />Density Residential District. <br />__---_-_ _ _ _ T__ _ <br />
