24. That the developer be responsible for the installa- <br />tion of the street lighting system within the <br />development. The street lights shall be 70 watt, <br />high pressure sodium vapor units mounted on gal- <br />vanized steel poles with poured in place bases, <br />on the LS-1C schedule per City requirements and <br />P.G.andE. standard details unless otherwise <br />specifically approved. Approval for the number, <br />location, and type of electroliers shall be <br />withheld pending final design and review by the <br />City Engineer. <br />25. That in-lieu park dedication fees be collected by <br />the City prior to approval of the final map at the <br />rate then in effect and for the total number of <br />lots in the final map, unless this requirement <br />has been otherwise satisfied. <br />26. That any existing assessment district, which the <br />property may be subject to, be cleared prior to <br />the approval of the final map or the developer <br />will cause a segregation to be completed in <br />conjunction with the final map. <br />27. That the developer submit a refundable cash bond <br />_ for hazard control prior to approval of the final map. <br />The amount of this bond will be determined by the <br />City Engineer. (Approximately $100 per lot - <br />$2500 minimum.) <br />28. That this development provide a safe and effective <br />circulation system for bicycles; pedestrians; and <br />where applicable, equestrians. These facilities <br />shall be designed and installed to the satisfaction <br />of the City Engineer and shall be separated from <br />vehicular traffic whenever possible. <br />29. That the developer submit a street tree planting <br />plan as part of the improvement plans. <br />30. That the developer acknowledges that the City of <br />Pleasanton does not guarantee the. availability of <br />sufficient sewer capacity to serve this development by <br />the approval of this case, and that the developer <br />acknowledges that building permit approval may be <br />withheld if sewer capacity is found by the City not <br />to be available. <br />31. That the developer (subdivider). may file multiple <br />final maps prior to the expiration of the conditionally <br />approved tentative map for this development; provided, however, <br />that each such final map filed shall provide for all <br />normal and reasonable public improvements required by <br />the City to serve that portion of this development to <br />the satisfaction of the City Engineer. <br />// <br />A-4 <br />
