27. That in-lieu park dedication fees be collected by the City <br />prior to approval of the final map at the rate then in <br />effect and for the total number of lots in the final map, <br />unless this requirement has been otherwise satisfied. <br />28. That any existing assessment district, which the property may <br />be subject to, be cleared prior to the approval of the final <br />map or the developer will cause a segregation to be completed <br />in conjunction with the final map. <br />29. That the developer submit a refundable cash bond for hazard <br />control prior to approval of the final map. The amount of <br />this bond will be determined by the City Engineer. (Approximately <br />$100 per lot - $5000 minimum.) <br />30. That this development provide a safe and effective circulation <br />system for bicycles and pedestrians. These facilities shall <br />be designed and installed to the satisfaction of the City <br />Engineer and shall be separated from vehicular traffic whenever <br />possible. <br />31. That the developer submit detailed landscape and irrigation <br />plans as part of the improvement plans. These plans should <br />include a street tree planting plan, buffer strips, and any <br />_ right-of-way landscape areas. An irrigation system with <br />automatic controls shall be required. <br />32. If this development precedes the development of the adjacent <br />Tract 3133 on the south, the developer shall cause a second <br />vehicular access to be constructed. This second access <br />may be via Fairlands Drive (.including a portion of Fairlands <br />Drive and the double box culvert across the G-3 channel) <br />or via the extension of Pimlico south. to the extension of <br />West Las Positas and west to the existing double box culvert <br />crossing the G-3 channel. <br />33. The minimum street section shall be two twelve foot driving <br />lanes with two foot paved shoulders on each. side for a total <br />width. of twenty-eight feet of permanent structured section. <br />This access shall be provided prior to issuance of any <br />certificate of occupancy for homes in Unit No. 1 of this <br />subdivision. <br />34. That the developer (subdivider) may file multiple final maps <br />prior to the expiration of the conditionally approved <br />tentative map for this development; provided, however, that <br />each such final map filed shall provide for all normal and <br />reasonable public improvements required by the City to serve <br />that portion of this development to the satisfaction of the <br />City Engineer. <br />A-5 <br />
