Exhibit "A" <br />Planning Commission Res. 2197 <br />1. That the development be substantially as shown on the <br />development plan for Area 2 of the Meyer Business Center, <br />Exhibit A, on file with the Planning Division. <br />2. That since the development plan does not show the specific <br />architecture of buildings or specific site design, development <br />of individual sites on the entire approximately 82 acre <br />property shall require review by the Planning Commission <br />and City Council prior to issuance of building permits. <br />3. That the total building floor space on the entire subject <br />property (82 acres) shall be a maximum of 358 of the gross <br />acreage of the subject site (approximately 1,250,170 sq. ft.) <br />all in accordance with Exhibit A "Range of Proposed Building <br />Floor Space and Building Footprints" dated 3/10/82, attached <br />hereto and made part of this case by reference, and that <br />industrial uses may total a maximum of 531,700 sq. ft. of <br />floor area, office uses may total a maximum of 554,400 sq. ft. <br />of floor area, commercial uses may total a maximum of 44,000 <br />sq. ft, of floor area and hotel or motel uses may total a <br />maximum of 120,000 sq. ft. of floor area. <br />4. That the development shall meet all requirements of the <br />Pleasanton Fire Code. <br />5. That the parking standards shown on the development plan <br />for the "Light Industry/Research and Development" and <br />"Corporate Headquarters" areas may be used as a guide, <br />but that final parking requirements for all areas shall <br />be determined on a case by case basis at the time of <br />design approval. <br />6. That the CC&Rs of the entire 82 acre Meyer Business Center <br />shall be amended to require participation in a Transportation <br />Systems Management Program by all companies within the <br />business park employing 100 or more persons. Such a program <br />shall involve car pooling, van pooling and alternate work <br />hours. Incentives offered to encourage employees to parti- <br />cipate in car pooling and van pooling should include <br />preferential parking, flex time arrangements and monetary <br />incentives. Each company involved in the program should <br />have an employee assigned to coordinate these activities. <br />7. That the design of buildings and the layout of parking <br />and landscaped areas shown on the development plan for <br />Area 2 of the Meyer Business Center are conceptual in <br />nature only and are subject to change within limits as <br />part of design approval. <br />
