EXHIBIT "A" TO RESOLUTION NO. 2002 Tentative Map Report TO: Planning Commission FROM: Engineering Services - City Engineer SUBJECT: Staff Report for Tentative Map, Tract 4850 Unit No. 5, Oak Hill The approval of this development is subject to the following conditions: 1. That the developer dedicate to the City for street right- of-way purposes those parcels of land intended to be public streets. 2. That the developer dedicate a grant of easement to the City over those parcels shown on the tentative map as Public Service Easements (P.S.E.). 3. That approval of the design for the line, grade and structural sections for the streets serving this development be withheld pending final design and review by the City Engineer. 4. That the developer secure approval from the Planning Director for all proposed street names prior to submittal of the final map. 5. That vertical P.C.C. curbs and gutters be constructed within this development unless otherwise approved by the City Engineer and that the curb and gutter be poured monolithically with the sidewalk when the sidewalk is adjacent. 6. That a detailed grading and drainage plan and all supporting information and design criteria be sub- mitted as part of the improvement plans for the development. 7. That the minimum grade for gutter flowlines in public streets be set at 1.08 unless otherwise approved by the City Engineer. Grades less than 1.0~ down to 0.5$ shall require special approval, submittal of as-built grade sheets, and controlled flow testing.
