May 20, 1981 <br />Tentative Map Report <br />T0: <br />FROM: <br />Planning Commission <br />Engineering Services - City Engineer <br />~ ~~~ <br />SUBJECT: Staff Report for Tentative Map, Tract 4863 <br />Rheem Investment <br />The approval of this development is subject to the following <br />conditions: <br />1. That in order to provide safe and adequate vehicular <br />access to this development, the developer shall pro- <br />vice two approved access routes. <br />The main access shall be the extension of Rheem Drive <br />north to an intersection with Santa Rita Road approxi- <br />mately midway between the S.P.R.R. crossing and <br />the Arroyo Mocho Bridge. <br />The secondary access shall be the extension of Rheem <br />Drive east to Oakland Avenue, and the extension of <br />Oakland Avenue south to an approved intersection <br />connection with Mohr Avenue. <br />The alignment and extent of street improvements shall <br />be subject to the satisfaction of t_he City Engineer. <br />2. That the developer dedicate to the City for street <br />right-of-way purposes those parcels of land intended <br />to be public streets and shown on the tentative map as <br />the portion of Rheem Drive across the frontage of <br />and within the subject development, and construct <br />full street improvements. <br />If the developer can acquire title to an3 can secure <br />agreement of the adjacent land owner to dedicate the <br />8 ft. of right-of-way and associated slope easement <br />on Rheem Drive along the frontage of the development <br />the 64 ft. street section may be centered on the <br />existing property line. If this is not possible, <br />then the developer will be required to dedicate and <br />improve 40 ft. of street width within his development <br />instead of 32 ft. and provide for necessary transitions <br />and slope easements. <br />3. That since the extension of Rheem Drive north to <br />Trenery and Trenery west to Santa Rita is required <br /> <br />
