38. That approval of the storm drainage system be with- ~' <br />held pending final design and until the developer has <br />demonstrated to the satisfaction of the City Engineer <br />that the system is adequate, connects to an approved <br />point of discharge, meets any and all applicable <br />requirements of the Alameda Flood Control District, <br />meets any and all applicable requirements of the <br />Federal Emergency Management Flood Hazard Program, <br />and meets the immediate and long range requirements <br />of this development and all upstream areas intended <br />to be drained through this system. <br />39. That the developer pay to the City, on a half street <br />developed frontage basis, the cost of slurry sealing <br />and re striping or cause the work to be performed to <br />restore the adjacent streets to preconstruction <br />conditions at the option of the City Engineer. <br />40. That the developer comply with any and all applicable <br />requirements of the cross connections control and <br />backflow prevention device programs required by the <br />California Administrative Code, Title 17. <br />41. That the developer pay the applicable Zone 7 and City <br />connection fees and the meter cost prior to Council ~ <br />approval of the development for any water meters <br />(irrigation meters) not directly related to a building <br />permit. <br />42. That the developer submit a dust control plan as part <br />of the improvement plans prior to approval of the final <br />map. <br />43. That detailed plans for all utility boxes and existing <br />facilities be included as part of the improvement plans <br />for review and approval. <br />44. That the developer submit detailed on-site and off-site <br />landscape and irrigation plans to the Planning Division <br />for approval as part of the improvement plans. These <br />plans should provide for landscaping, irrigation, and <br />maintenance of the planter strips between curb and <br />sidewalk. These plans shall be submitted prior to <br />issuance of a building permit. <br />45. That the developer submit a refundable cash bond for <br />hazard control for each site prior to issuance of <br />building permits. The amount of this bond will be <br />determined by the City Engineer ($2500 minimum). <br />46. That electric power distribution, gas distribution, ~~ <br />communication service, and any required alarm systems <br />be installed underground in a joint utility trench <br />unless otherwise specifically approved by the City <br />Engineex. <br />-6- <br />
