That the applicant be aware that design review <br />approval lapses within one year unless a building permit <br />is issued and construction has commenced and diligently <br />pursued toward completion or an extension request <br />has been filed with the City. <br />21. That the developer acknowledges that the City of <br />Pleasanton does not guarantee the availability of <br />sufficient sewer capacity to serve this development <br />by the approval of this case, and that the developer <br />agrees and acknowledges that building permit approval <br />may be withheld if sewer capacity is found by the <br />City not to be available. <br />22. That the developer submit a site development plan in <br />accordance with the Survey Ordinance (Article 3, <br />Chapter 3, Title II), and that these plans be approved <br />by the City Engineer prior to the issuance of a <br />building permit. <br />23. That the site development plan include all required <br />information to design and construct site grading, <br />paving, and drainage. <br />24. That the paving sections for the parking and drive <br />areas be designed on the basis of an "R" value test <br />and a traffic index to carry the anticipated traffic <br />loads. This design shall be subject to the approval <br />of the City Engineer. The minimum paving section <br />shall be 2" A.C. on 6" of A.B. The minimum A.C. <br />pavement slope shall be 1~. <br />25. That all utilities required to serve this development <br />be installed underground. <br />26. That the developer install street frontage improvements <br />per ordinance and to the satisfaction of the City <br />Engineer. These improvements shall include, but are <br />not necessarily limited to, grading, sidewalk, storm <br />drain, sanitary sewer, water facilities, street <br />lighting, underground utilities and traffic control <br />devices. <br />27. That the developer's contractor obtain an encroachment <br />from the City prior to construction. <br />28. That the developer pay all fees the property is <br />subject to. <br />-- 29. That the entrance drive from Stoneridge be revised <br />to the satisfaction of the City Engineer to provide <br />a maximum level of vehicular and pedestrian safety. <br />30. That an 8' wide P.C.C. bicycle-pedestrian way be <br />constructed along the east side of Foothill Road. <br />
