PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2049 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON RECOMMENDING APPROVAL OF A <br />PLANNED UNIT DEVELOPMENT FOR MORRISON HOMES AS <br />FILED UNDER CASE PUD-81-16 <br />WHEREAS, Morrison Homes has applied for development plan approval <br />for a 75 lot single-family residential planned unit <br />development to be located on the north side of Valley <br />Avenue, between Kolln Street and the Southern Pacific <br />Railroad tracks; and <br />WHEREAS, zoning for the property is PUD-Medium Density Residential <br />(Planned Unit Development) District; and <br />WHEREAS, a duly noticed public hearing was held on August 12, 1981 <br />at which time the public was given the opportunity to <br />comment on the proposed development. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission recommends approval of case <br />PUD-81-16 subject to the following conditions because <br />this planned unit development is in conformance with the <br />General Plan. <br />1. That the development be substantially as shown on the <br />development plan (Development Plan Tract 4890, Grading <br />Plan and Elevations) on file with the Planning Division. <br />2. That a masonry soundwall be constructed along the entire <br />southern boundary of the subject property except for <br />the street opening on Valley Avenue. The tfiesign and <br />construction of said wall to be submitted to the Planning <br />and Engineering Divisions prior to submittal of a final map. <br />3. That fencing similar to the existing fencing in the <br />Phase II area of the Heritage Valley shall be extended <br />along the entire length of the northeastern boundary <br />line of the subject property. <br />4. That approval of this case does not constitute approval <br />of the street names shown on the development plan and <br />that street names shall be established at a time of <br />tentative map submittal. <br />5. That the developer be aware that this project is subject <br />to the City's Residential Allocation Program. <br />
