PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2051 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON RECOMMENDING APPROVAL OF A <br />PLANNED UNIT DEVELOPMENT FOR CHANG SU-O LIN AS <br />FILED UNDER CASE PUD-81-17 <br />WHEREAS, Chang Su-O Lin has applied for Planned Unit Development <br />zoning and development plan approval for a 121 unit <br />townhouse/duplex residential complex proposed to be <br />located on the east side of Muirwood Drive, between <br />West Las Positas Boulevard, Lemonwood Way and I-680; and <br />WHEREAS, the property is zoned A (Agricultural) District; and <br />WHEREAS, a duly noticed public hearing was held on August 12, 1981 <br />at which time the public was given the opportunity to <br />comment on the proposed development and negative declaration. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />"'- Section 1. The Planning Commission recommends approval of case <br />PUD-81-17 subject to the following conditions and amending <br />the Initial Study to show the subject property is within a <br />flood prone area. <br />1. That the development be substantially as shown <br />on the development plan (Exhibits A, B, C and D) <br />on file with the Planning Division. <br />2. That the developer shall adhere to all of the <br />recommendations of the Traffic Noise Analysis <br />Study No. 12-103-1 by Edward L. Peck Associates, <br />dated 10/6/80. <br />3. That a final plan for the pool area in the townhouse <br />portion of the development, shall be submitted to <br />the Planning Division for approval prior to issuance <br />of a building permit. <br />4. That a final landscape plan shall be submitted to <br />the Planning Division for approval prior to issuance <br />of a building permit. <br />5. That the developer be advised that the project is <br />subject to the City's Residential Allocation Program. <br />
