Item 6k <br />Staff Report <br />PLANTdIP7G COMM ISSIOIQ <br />August 12, 1981 <br />SUBJECT: UP-81-19 <br />APPLICATQT: Blackwell Homes <br />PURPOSE: Application for a conditional use permit to <br /> allow the construction and operation of a <br /> model home/sales office to be located on <br /> an approximately 7500 sq. ft. parcel located <br /> at the southeast corner of Monaco Court and <br /> Monaco Drive. The property is zoned PUD- <br /> Medium Density Residential District. <br />ATTACHIQENTS: 1. Location Map <br /> 2. Site Plan <br /> 3. Elevation <br />Blackwell Homes, developer o£ the Mission Hills site (a 79 unit <br />single family PUD within the area bounded by Mission Drive, Sunol <br />Boulevard and the extesnion of Pico Avenue), wishes to build a <br />single model home with sales office on the site. The home would <br />be located at the southeast corner of Monaco Drive and Monaco <br />Court. Only one model is planned at this time because of the <br />sluggishness of the home market.. <br />Tkris case is a categorical exemption under CEQA, for this reason <br />no environmental document accompanies this case. <br />Staff Recommendation: The staff feels that the model home is <br />appropriate for the area in which it would be located and that <br />all findings required for the granting of a use perrnit can be <br />made in this case. For these reasons, we recommend approval of <br />case UP-81-19 subject to the following conditions: <br />1. Tlrat the development be substantially as shown on <br />the site plan, Exhibit A, and Elevation, Exhibit B, <br />on file with the Planning Division. <br />2. That if additional model homes are established in the <br />area, a parking area shall be constructed for them. <br />Plans for this parking area shall be submitted to <br />the Planning Division for approval prior to use of <br />the additional model homes. <br />3. That approval of this use permit does not constitute <br />approval of any signing for the development and if <br />signing is desired that it shall be submitted to the <br />City under separate application. <br />
