Item 61 <br />Staff Report <br />PLANNING COMtdISSION <br />August 12, 1981 <br />SUBJECT: UP-81-21 <br />APPLICANT: Pacific Telephone Company <br />PURPOSE: Application for a conditional use permit to <br />allow the expansion of the telephone building <br />located at 120 Ray Street. The property is <br />C-C (Central Commercial) District. <br />ATTACHMENT: Exhibit A, Site Plan and Elevations <br />Pacific Telephone Company wishes to expand their centrui mentce <br />building located at 120 Ray Street. Public utility eq p <br />buildings require use permits in the CforDasusecpermitcforcthise <br />phone Company, therefore, is applying <br />expansion. <br />The existing building is 14,600 sq. ft. in size. The proponent <br />proposes to construct a 4200 sq. ft. addition to the rear of the <br />building. Parking to meet the requirements of the code would be <br />constructed in conjunction with the addition. <br />The initial environmental assessment done for this project showed <br />that it would be a categorical exemption under CE4A. For this <br />reason, no environmental document accompanies this case. <br />Staff Recommendation: Pacific Telephone Company needs to expand <br />their central office building in order to accommodate the increased <br />telephone traffic in tkie Pleasanton area. There have been no problems <br />with the use in its present location. For these reasons, the <br />staff feels that all findings required for the granting of a <br />use permit can be made in this case and, therefore, we recommend <br />approval of case UP-81-21 subject to the following conditions: <br />1. That the development be substantially as shown <br />on the site plan and elevations, Exhibit A, on <br />file with the Planning Division. <br />2. That approval of this case is subject to approval of <br />case Z-81-81 and any conditions which may be attached <br />thereto by the Design Review Board. <br />3. That the developer submit a site development plan <br />in accordance with the Survey Ordinance (Article 3, <br />Chapter 3, Title II) and that these plans be approved <br />by the City Engineer prior to the issuance of a <br />building permit. <br />
