3. Approval of this use permit does not constitute <br />approval of any signing for the development and <br />if signing is desired, it shall be submitted to <br />the City under separate application. <br />4. That approval of the sales office is granted for <br />a period of one year only in which time the pro- <br />ponent must reapply for an extension. This may <br />be done administratively and does not need to be <br />resubmitted to the Planning Commission. <br />5. That all trees used in the model home complex shall <br />be a minimum of 15 gallons and all shrubs a minimum <br />of 5 gallons in size. <br />6. That a burglar alarm system shall be installed in <br />the model homes, said system to be approved by the <br />police department prior to installation. <br />7. That no flags, banners, pinwheels, pennants or <br />similar attention attracting devices shall be <br />utilized in the complex. <br />-- 8. That the developer post an aerial photo in the sales <br />office showing the types of facilities and land <br />uses surrounding the complex. <br />9. That signs be posted in all model homes advising <br />all prospective buyers of those features, including <br />landscaping, which are optional and are not included <br />as part of the purchase price. <br />10. That the developer call for final building inspection <br />by the City prior to any model homes being closed foz <br />sale. <br />11. That exterior lighting be provided for the complex, <br />the number and type of lights to be approved by the <br />police department. <br />12. That the developer install street trees in accordance <br />with City standards prior to the use of the models. <br />If your Commission concurs and you approve case UP-81-23, the <br />staff suggests that you make the following findings required for <br />the granting of a use permit prior to such approval: <br />-2- <br />
