1. That the development be substantially as shown on the <br />site plan, elevations, landscape plan and floor plan, <br />Exhibit A, on file with the Planning Division. <br />2. That approval of this case is conditioned upon the <br />approval of case 2-81-134 and any conditions which <br />may be attached thereto by the Design Review Board. <br />3. That the developer submit a site development plan <br />in accordance with the Survey Ordinance (Article 3, <br />Chapter 3, Title II) and that these plans be approved <br />by the City Engineer prior to the issuance of a <br />building permit. <br />4. That the site development plan include all required <br />information to design and construct site, grading, <br />paving and drainage. <br />5. That the paving sections for the parking and drive <br />areas be designed on the basis of an R-Value test and <br />a Traffic Index to carry the anticipated traffic load. <br />This design shall be subject to the approval of the <br />City Engineer. The minimum paving section shall be <br />2" A.C. on 6" A.B. The minimum A.C. pavement slope <br />shall be 18. <br />6. That the developer's contractor obtain an encroachment <br />permit from the City prior to the beginning of con- <br />struction. <br />7. That the developer pay any and all fees that the <br />property may be subject to. <br />If your Commission concurs and you approve case UP-81-30, the <br />staff suggests that you make the following findings required for <br />the granting of a use permit prior to such approval: <br />A. That the proposed location of the conditional use <br />is in accord with the objectives of this chapter <br />and the purposes of the district in which the site <br />is located. <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety or welfare or be materially injurious <br />to properties or improvements in the vicinity. <br />C. That the proposed conditional use will comply with <br />each of the applicable provisions of this chapter. <br />-2- <br />
